The obligations on repair in most leases require a tenant to keep the property in good repair. In some circumstances, repairing obligations are by reference to a Schedule of Condition which shows the exact state the property was in at lease commencement.
Is there a provision for rent reviews in Guernsey?
Yes, although rent reviews in Guernsey are every 3 years unlike 5 years in the UK. Types of rent review can vary from open market rent reviews to index linked reviews (Guernsey Retail Price Index).
Are leases protected by the Landlord & Tenant Act 1954?

What is Security of Tenure?
Security of Tenure means that the tenant has the right to renew the lease at the end of the term. However, this renewal is subject to reasonable modernisation and a new market rent.
