    Rock Commercial acquired Mill Court in St Peter Port. Following a comprehensive refurbishment, the team set about re-gearing leases and removing break options. Today, the building is fully let and one of Guernsey’s finest multi-let office buildings.

    Acting on behalf of Home Bargains

    Rock Commercial acquired the buildings and land known as Quayside which is on the north side of The Bridge in St Sampson. The site will be re-developed for their store rollout and is a successful example of a big UK retailer locating to the Island.

    Duty on conveyancing transactions in Guernsey is called document duty and is based on an accumulative scale. Speak to one of our experts to find out more.

  • Is investing in Guernsey different to the UK?

    Yes. In the UK, parties can exchange contracts for the sale and purchase of a property at any time for either a simultaneous or later completion. In Guernsey, it is necessary to sign Conditions of Sale before completion. In Guernsey, completion must take place before the Royal Court on a Tuesday or Thursday morning only.

  • Will I need to pay a deposit to acquire a property?

    It depends on the type of transaction. Typically when acquiring freehold property, you will need to pay a deposit of between 5 – 10% of the purchase price.

  • Are property yields more attractive in the Channel Islands when compared to the UK?

    Typically yes, the Channel Islands have always traded at a discount compared to the UK despite typically having longer leases and 3 yearly rent review patterns.
