    Acting on behalf of Praxis

    Rock Commercial were asked to enter lease negotiations with the landlord for the 3rd floor of Regency Court. This required detailed lease negotiations and analysis including a few late nights which ultimately resulted in a success for both parties. Regency Court was previously occupied by Butterfield Bank and is one of the finest office buildings in St Peter Port.

    Rock Commercial were able to secure a surrender of their existing lease and back to backed a direct lease with the landlord for local business, Tips and Toes. All parties were delighted with the result, releasing Arrowsmith of their lease obligations, securing a long term letting for the landlord and helping create a fabulous new premises for the incoming tenant.

    Rock Commercial were instructed to advise on a stay versus go scenario relating to their existing premises. Following detailed financial analysis, option analysis and recommendations, Rock Commercial advised Utmost on new lease negotiations for Sarnia House through to lease completion advising on every aspect and securing a favourable deal for the client.

    Rock Commercial identified a new fuel operator to operate the forecourt at Thompson’s Garage in Castel. Well established in Jersey, ATF Fuels are a new entrant to the Guernsey market with Thompson’s Garage being a flagship new opening for them in 2025. We were able to secure ATF on a long term lease on favourable terms for a delighted landlord.

  • How long is a typical commercial property lease?

    The length of a lease will vary depending on the terms agreed upon by the landlord and the tenant. In recent years, tenants have sought more flexibility in lease terms. Guernsey has typically always had longer leases than the mainland UK.

  • Are there any repair obligations?

    The obligations on repair in most leases require a tenant to keep the property in good repair. In some circumstances, repairing obligations are by reference to a Schedule of Condition which highlights the exact state the property was in at lease commencement.

  • Is there a provision for rent reviews in Guernsey?

    Yes, although rent reviews in Guernsey are every 3 years unlike 5 years in the UK. Types of rent review can vary from open market rent reviews to index linked reviews (Guernsey Retail Price Index).

  • Are leases protected by the Landlord & Tenant Act 1954?

    Guernsey and Jersey have their own laws in this regard and leases granted are not protected by the Landlord & Tenant Act 1954. Speak to our experts to understand the nuances.

  • What is Security of Tenure?

    Security of Tenure means that the tenant has the right to renew the lease at the end of the term. However, this renewal is subject to reasonable modernisation and a new market rent. It is vital to point out that there is no security of tenure in Guernsey which is why there are typically longer leases than other jurisdictions.
